Building Maintenance Mechanic I

Primary Function

Thoroughly inspect and analyze the condition of all buildings and installed mechanical/electrical equipment, that is maintained by Facilities Management. Inspections are conducted for the purpose of detecting any signs of wear, fatigue, displacement, looseness, breakage or any condition that may become hazardous or cause breakdown of the facilities or equipment.

Assist other FM personnel as needed.

The incumbent may be required to provide their own basic hand tools and maintain them in good working condition.

Must use appropriate personal protective equipment as required (gloves, safety glasses, respirator, etc.). These items are not for personal use.

Must be able to perform snow and ice removal tasks and respond at any time of the day or night when scheduled by management regardless of the weather conditions. Some irregular and extra hours as needed for projects and emergencies. Emergencies frequently involve difficult working conditions. This may require work during non business hours which include evenings, Saturdays, Sundays and when the University is closed.

Employee in this position is required to be on rotating standby for emergencies and/or other events after 5 p.m. weekdays, weekends and holidays. Employee in this position is required to work overtime after 4 p.m. when work requires. Employee in this position is required to work shift work when work can’t be accomplished during regular hours and when management deems necessary.

Perform other assigned duties related to operations, maintenance, and renovations to buildings and equipment such as preventive maintenance, light duty carpentry, painting, electrical, plumbing, and other miscellaneous repairs and maintenance activities; and respond to emergency and urgent work.

Work may include exposure to electric shock, steam and high temperature water, open mechanical and rotating equipment, high air pressure, working from ladders or heights and areas of potential asbestos, hazardous chemicals, bio hazard and radiation exposure.

Work may involve dust and dirt, high noise levels, smoke and noxious odors, low lighting levels, crowded spaces, insects, weather temperature extremes.

This position is heavy in manual labor and requires the physical ability to lift up to 50 pounds frequently and in excess of 50 pounds occasionally.

Required Skills

Required:

High School diploma/GED.

Three years experience in building maintenance with background in mechanical/electrical equipment; with two of those years working in a building maintenance organization.

Have before hire and maintain after hire a valid driver’s license. A valid driver’s license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.

Highly developed powers of observation to identify equipment maintenance needs; good communication skills to ensure accurate reports. Ability to follow instructions closely for mechanical maintenance purposes, ability to work with very little supervision. Ability to access tight spaces, pass a respirator fit test and wear full face respirator for extended periods. Climb and/or work from stairs, ladders scaffold, etc. for extended periods. Ability to work in a squat position or on knees for extended periods. Broad general mechanical/electrical/electronic background. General building skill experience (i.e. carpentry, plumbing, HVAC, etc.).

Ability to become proficient in the use of “AiM” Computerized Maintenance Management System (CMMS) software and the use of mobile technology.

Preferred:

Three years of prior successful work experience in the building trades or technical field at a building maintenance organization; or two years post-secondary education in the building trades or technical field with two years prior successful maintenance experience in a university, commercial or industrial building maintenance organization

Hours

Monday – Friday 8 a.m. – 5 p.m.

Salary Range

13.20 – 17.05, Hourly
